Months of inventory sets the balance of power
Months of inventory measures how long current supply would last at the current pace of sales. Roughly four to six months is considered balanced; sustained readings below that favor sellers, above it favor buyers.
List-to-sold ratio shows negotiating room
The ratio of final sale price to list price is the clearest read on how much negotiation the market is currently tolerating, and it varies sharply by price band within the same city.
Read metrics by segment, not by county
A county-wide average blends a starter condo in Layton with a bench estate in Farmington. Always segment by city and price band before drawing a conclusion.
