Ninety days out: choose a landing area, not a house

The most common relocation mistake is picking a house before picking a corridor. Commute, school district and elevation drive daily satisfaction far more than any single floor plan.

Spend the first phase narrowing to two or three cities. Everything after that gets easier.

Sixty days out: financing and remote showings

Secure a full underwriting pre-approval with a lender licensed in Utah. In competitive segments, an underwritten approval is materially stronger than a pre-qualification letter.

Remote buyers should expect live video walkthroughs, a full disclosure package in advance, and a due diligence period structured to allow an in-person or third-party inspection.

After closing: the thirty-day administrative list

Utah expects new residents to convert driver licensing and vehicle registration within 60 days of establishing residency, and vehicles in Davis and Salt Lake counties require emissions testing.
